Developer Updates from Townhall

Thank you to everyone who attended the Spiritas Ranch Virtual Townhall Meeting held on October 29th at 6:00 p.m. For those who were unable to attend, we wanted to share a summary of the Developer Updates provided during the meeting regarding the Amenity Center and the ongoing subdivision development.

Developer Updates – Dave Kizer, Developer/Builder for Amenity Center
Mr. Kizer provided an update on the progress of the Amenity Center, noting that construction is moving forward despite prior delays due to permitting and weather.

Amenity Center Highlights:

• Projected Opening: Rescheduled toward the end of February 2026, allowing for additional rain delays.
• Gym Equipment: Expected to arrive and be installed in early February 2026.
• Playground Equipment: Already ordered and currently in storage, ready for installation.
• Splash Pads and Jets: Fully in stock and ready to go once site work is complete.

Project Timeline:

Construction began in February 2024, starting with civil design, architectural and engineering work, and city review. The entire project required approval from the City of Little Elm before permitting could begin.

Permitting started around late May 2024, and since then, approximately 10 to 11 months of delays have occurred due to city review and weather conditions.

Mr. Kizer shared that the team is now seeing solid progress:
• The fire line is currently being connected from the street to the building.
• The fire vault delivery is scheduled for Friday.
• Once the vault is installed, grading work will begin, followed by playground installation.

Subdivision Development Updates – Matthew Dawson

Mr. Dawson shared updates on the broader subdivision development:
• Phase 3 (surrounding Hill Elementary School): Anticipated town acceptance by the end of November 2025, after which additional home construction will begin.
• Phase 2M: Expected to start within the next 30 days.
• Phase 2G: Expected to start within approximately 60 days.

Future Amenity Center Plans:

• The second Amenity Center is anticipated to begin construction around the completion of Phase 2M.
• Construction is projected to begin in Q1 of 2027 and finish around Q2 of 2028, with an estimated 12–14 month build timeline.
